AI Construction Bidding Software in 2026: Which Tool Does Which Job
Every "best AI construction bidding software" list is written by a vendor that ranks itself first. We make one of these tools too. Here's what each one actually does, who it fits, what it costs where the price is published, and when you should pick something other than ours.

Search “AI construction bidding software” and look at who wrote the top lists: Downtobid, Quotr, and ContraVault. Every one of them sells a tool on its own list.
So do we. We make RenovationRoute, so here’s our bias up front.
RenovationRoute does one narrow thing. It finds and reads federal construction work from SAM.gov. It also lists state and local construction bids, but it has no private bids and doesn’t do takeoffs.
For most of the jobs on this page, you should buy something else. We’ll tell you which.
The three jobs AI does in construction bidding
“AI bidding software” covers three different jobs. Most bad purchases come from buying a tool for the wrong one.
- Finding work. The AI searches bid boards and government portals, matches jobs to your trade and area, and alerts you. Tools: RenovationRoute, ConstructConnect, Dodge, PlanHub.
- Reading the package. The AI reads the solicitation or project documents and tells you the scope, the deadlines, and what can knock you out. Tools: RenovationRoute, ConstructConnect’s Ask Docs.
- Estimating and inviting subs. The AI does takeoffs from plans, builds the estimate and proposal, or sends bid invites from a GC to subs. Tools: Quotr, BuildVision AI, Downtobid, BidCraft, and the takeoff side of ConstructConnect.
More drawings than you can take off? That’s job 3. Not enough bids to price? Job 1. Keep losing bids to missed site visits or amendments? Job 2.
1. RenovationRoute: AI that reads federal construction solicitations
Two jobs here, finding work and reading the package, built around federal work. It’s for small construction firms that bid federal work from SAM.gov, or want to start, and don’t have a business development person.
Every 12 hours, RenovationRoute pulls construction solicitations from SAM.gov. It reads each solicitation and its attachments and turns them into a brief:
- Plain-English scope and quantities, the codes it cites, the period of performance, and every amendment.
- What can disqualify you: mandatory site visits, set-aside eligibility, SPRS and CMMC, Davis-Bacon, bonding, base access.
- A cost estimate by work item when there’s enough scope and award history to base it on, built from the scope and that contracting office’s awards, with aggressive, balanced, and conservative totals. It’s a starting point. It’s not your bid.
- Who wins that office’s work, and a fit score for your company.
- Change alerts. Follow a job and you’ll hear about it when it changes.
- Bid checklist (Pro): every form, deadline, and gate, each with the PDF page it came from. Code pulls the candidate requirements out of the package first. Then AI sorts them in two independent passes. If a number in the AI’s wording isn’t in the package, that row gets flagged for you to check, and page numbers come from the documents, never from the AI.
There’s also a public MCP server. Add https://mcp.renovationroute.com/mcp to Claude or ChatGPT, no login needed, and ask for construction jobs by state, trade, or keyword. Results are mostly federal, plus some state and local, so check the source on each one.
Price (published): the feed list is free to browse. $20 a month gets every full brief plus SMS and email alerts after each SAM.gov sweep, every 12 hours.
Pick something else if you need private bids or wide state and local coverage. ConstructConnect covers more there. And it won’t do takeoffs or send sub invites.

2. ConstructConnect: the big commercial database, with AI on top
Finding work, reading documents, and takeoff, all in one. It fits commercial contractors and subs who want the biggest mix of public and private projects in one place.
ConstructConnect says it tracks 1.4 million+ active public and private projects across 400+ markets. The AI sits on top of that. Ask Docs answers questions from project documents. Intelligent Leads are matched to you. And AI-assisted takeoff runs through Takeoff BOOST, which “reads plans the way an estimator does, pulling counts, lengths, and areas.”
Price (published): Project Intelligence Starter $129/month per market, Professional from $199/month per market billed annually. Premium is custom.
Pick something else if you mostly bid federal work. RenovationRoute is built for that, and it’s $20 a month.
3. Downtobid: AI bid invites for GCs
One job: inviting subs. It’s for general contractors who send out bid invitations on commercial projects.
Downtobid’s AI reads every sheet of a plan set, identifies trade packages, drafts scope notes, and sends personalized invites to subs from your own email. GCs can also reach its subcontractor network. Subs get a separate bid board to manage the invites they receive.
Price (published, in its FAQ): $149/month per organization for GCs. For subs, the leads bid board starts at $119/month and full bid management at $299/month.
Pick something else if you’re a sub or a small GC looking for work to bid. Downtobid fills a GC’s bid list. It doesn’t find government solicitations.
4. Quotr: AI takeoff and estimating
Estimating only. It’s aimed at specialty trades (electrical, MEP, drywall, flooring) with more plans than estimators.
Quotr’s AI detects rooms, counts, and openings on PDF or image plans for you to review. It prices line items from your database or location averages, generates proposals, and has an AI agent you can ask about the plan set in plain language.
Price (published): Lite $79.90/month per seat, Plus $299.90/month per seat, Enterprise by quote. It also sells estimating as a service: $0.25 per square foot under 50,000 square feet, $0.10 above.
Skip it if your problem is finding bids, not pricing them. Quotr works from drawings you already have.
5. BuildVision AI: AI takeoff for trade contractors
Also estimating. This one’s for electrical, HVAC, plumbing, roofing, and concrete contractors who want takeoff, material lists, and a branded proposal in one tool.
BuildVision AI reads blueprints, detects and counts symbols, measures lengths, and builds priced, branded quotes. It doesn’t find bids.
Price (published): Pro $299/month, Max $499/month, with no per-user fees, a 14-day trial, and annual discounts. Enterprise is by quote.
Pick something else if you bid mostly from narrative scopes instead of drawings, or you need to find the work first.
6. BidCraft: owner-to-contractor marketplace
Estimating, plus private work to bid. It’s for contractors who want to bid private projects posted by real estate owners.
BidCraft (bidcraftai.com) calls itself “the verified, AI-powered procurement and bidding network for real estate owners and contractors”. Its AI does cost estimation and scope analysis and gives “AI-powered scoring, risk flags, and competitive analysis on every bid.” Don’t mix it up with bidcraft.com. That’s a separate bid consultancy for public sector bids.
Price (published): Free (2 projects, 2 marketplace bids), Pro $49/month, Enterprise $99/month.
Pick something else if you bid public work. BidCraft doesn’t say it covers government portals.
Also worth knowing: Dodge and PlanHub
- Dodge’s AI Search Assist lets you describe the projects you want in plain language, and it applies the filters for you. Dodge says it’s free for Dodge One subscribers “when it launches in late 2026.” Dodge One pricing isn’t published.
- PlanHub is a GC-to-sub invitation service with AI project matching for subs and a Virtual Bid Coordinator for GCs. Basic registration is free. The sub Premier plan is published at $1,999 a year for a 50-mile radius, up to $3,299 for 200 miles.

How to choose
- You bid federal construction work, or want to start: RenovationRoute. The feed is free, so you can see whether there’s work near you before you pay anything.
- You bid public and private commercial work: ConstructConnect or PlanHub.
- You’re a GC who needs subs on your bid list: Downtobid.
- You’ve got plenty of bids but not enough time to price them: Quotr or BuildVision AI.

The bid list is free to browse. On the $20 plan, every job is read for you: the scope, what can disqualify you, and a cost estimate by work item when there's enough to base it on. Mostly federal work from SAM.gov, plus some state and local bids.
Prices checked September 23, 2026 (ConstructConnect on September 29, 2026), on each company’s own site. Features are as each vendor describes them; we did not test competitor products. We’ll update this post as tools change.

Frequently asked questions
- What is the best AI construction bidding software?
- Depends on the job you need done. To find public and private commercial projects in one database, ConstructConnect covers the most ground. For takeoffs and estimates from plans, look at Quotr or BuildVision AI. If you're a GC sending bid invites to subs, Downtobid is built for that. If you bid federal construction work, RenovationRoute reads each SAM.gov solicitation for you, and it lists some state and local bids too. The bid list is free to browse, and $20 a month gets you full briefs and alerts.
- Is there an AI bid finder for construction contractors?
- Yes. ConstructConnect and PlanHub offer matched leads for commercial work, and Dodge has announced a plain-language AI search for Dodge One. RenovationRoute finds mostly federal construction work from SAM.gov, plus some state and local bids, and on the $20 plan it texts or emails you matches after each sweep.
- How much does AI construction bidding software cost?
- Published prices in September 2026 run from free tiers to about $500 a month. BidCraft is $49 to $99, Downtobid starts at $149 for GCs, Quotr at $79.90 per seat, BuildVision AI at $299, and RenovationRoute is $20. ConstructConnect Project Intelligence starts at $129 a month per market. Dodge doesn't publish prices.
- Can AI read a construction bid package for me?
- Several tools do now. ConstructConnect has Ask Docs for questions about project documents. For federal solicitations, RenovationRoute turns the solicitation and its attachments into a plain-English brief that includes what can disqualify you, and Pro members get a bid checklist with the PDF page for every requirement.
- Can AI do my construction takeoff and estimate?
- AI takeoff tools like Quotr, BuildVision AI, and ConstructConnect's Takeoff BOOST read plan sets and pull counts, lengths, and areas for you to review and adjust. They work from drawings you already have. They don't find the job for you.
- Does RenovationRoute cover state and local bids?
- Partly. RenovationRoute lists state and local construction bids from public bid portals alongside federal work. The full document read and bid checklist cover federal bids for now, and there are no private bids. For wide state, local, and private coverage, ConstructConnect covers more.
